An individual who submits an application for the Real Estate Sales Agent examination and license to the Department of Real Estate (DRE) must complete all of the following courses:.

  • Real Estate Principles;
  • Real Estate Practice; and
  • One additional course (see list below)

Note: first tuesday recommends Real Estate Legal Aspects as your elective since it contains more information relevant to answering questions on the state exam.

Read, Prep, and Pass!

You will most likely pass the state licensing exam on the first try if you:

  • Read the entire material for all 3 courses, one course at a time

  • Complete the Study Guides for each course, until you are answering at least 80% correctly without looking up the answers in the reading material.

  • Take the final exam for each course, trying to score at least 70% correctly, without looking up the answers in the book. If you score less than 70%, we suggest you speed read the material again and redo the Study Guides looking up the questions you don’t understand.
  • After completing the courses, and applying for and receiving a date for the state exam,extensively study only the preparation book for at least 7 days before the exam.

  • Then take the state exam, and you should pass on the first try.

Reading materials for these courses are provided to you in print, online, and on CD-ROM, except for Principles which is limited to the first three chapters on CD and online.

The exam for each course you are enrolled in may be taken online or on paper. If taken online, your exam results are immediately displayed on your screen. You can then print out your Certificates of Completion whenever you need them. Click here for procedures for taking a printed exam.

The minimum time period for enrollment before you may take your final exam for each course is 18 days. You must wait 36 days from the date of enrollment to take the second exam, and 54 days for the third exam.

Your enrollment includes a 12-month subscription to the first tuesday online Journal, a publication for the real estate industry since 1978. The Journal provides you with updates on course material and recent court cases, legislation, and regulations, both state and federal, which affect real estate related transactions.

Real Estate Principles

Real Estate Principles is a general course which reviews the numerous basic concepts all prospective real estate agents need to know before taking the state licensing exam, including the fundamentals of estates, transfers, forms of ownership, encumbrances, agency obligations, landlord-tenant relationships, listings, purchase agreements, and title insurance.

Also covered are the various financial arrangements used in real estate transactions and escrow instructions for closing, as well as basic appraisal methods.

Real Estate Practice

The use of forms to make disclosures, present an analysis, or enter into an agreement on any aspect of a real estate related transaction is the essence of Real Estate Practice. Each form is presented as a checklist of items and provisions to be considered when using the form, based on guidelines and rules for their use.

Real Estate Legal Aspects

The ownership and conveyancing in California of estates and licenses held in real estate are covered in Legal Aspects, as well as all vestings, including rights of survivorship, living trusts, and the LLC for real estate syndication.

Mortgage Loan Brokering ($10.00 Additional)

Loan brokerage is the activity of arranging real estate secured loans made by private or institutional lenders to buyers or owners of real estate, as well as the making of real estate loans by brokers. The activities include employment of the broker, disclosures, loan applications, appraisal and credit report analysis, documentation, trust deed sales and syndication, servicing and reporting.

Real Estate License Preparation
